Kathy has lived there for over a year, so her lease is now month to month. The owner has a verbal agreement with her to manage the property for a reduced rent of $550 a month. Kathy is responsible for all aspects of the property, i.e, collecting the rent, screening new tenants, arranging & overseeing repairs when necessary, overseeing gardener, who is on an as-is basis @ $25 an hour (generally every other week, depending on if it's been raining). Owner is in the process of having a drip irrigation system installed by Alfredo's. Unit #3 (lower): $800 monthly, plus utilities. $800 security deposit. One year lease starting 12/1/12.
