The monthly condo fee includes master insurance for fire, liability, etc. (complex does not carry windstorm insurance.), and maintenance of all the common elements of the resort. A portion of the monthly base dues maintains a self-insured reserve fund and capital improvement fund. An additional benefit conveyed to Gallows Point owners is a share in the on-site property Management and Rental Company, a long established program that produces impressive rental income. A monthly management fee is paid by the owner, versus 30-40% of the gross income of each owner. The Gallows Point Management "rental pool" maintains a monthly income distribution system consisting of (a.) base points for the location of the unit, (b.) amenity points for the condition of the unit, (c.) occupancy credit, and (d.) a surcharge pool which is distributed among fully renovated units.
