Supplements: Salt Pond Vista - Additional Information There was an original structure built in 1965. The only remaining items from the original 1965 structure are the first-floor subfloor, exterior walls and roof beam structure. Everything else was replaced, including the cisterns, during the 2010 rebuild and addition. Had the roof beams needed replacement, that would have been done during the hurricane rebuild but they did not need to be replaced. Hurricane Irma damaged the house in September 2017. The hurricane and imbedded tornadoes tore back the roof and blew out sliding doors and windows in the upstairs. The entire upstairs had to be redone and refurnished because of water and wind damage: all cabinets, furniture, ceiling fans, air conditioners, etc. The downstairs was largely unscathed except for two windows & a sliding door, entry door that were broken by flying debris, a kitchen cabinet door was broken, a large deck awning was torn apart and some damage to deck railing. It took 2.5 years repairing and rebuilding the villa, finishing in March 2020. -New roof installed with all new soffits and facia -New electric poles installed going down driveway -New 200/100 amp incoming service and meter socket installed -New telephone and cable systems installed -New UV water filtration and disinfection system installed -New hurricane-rated sliding doors installed both downstairs and upstairs -Repairs to broken cabinet in downstairs kitchen and installation of 2-burner glass cooktop in granite countertop -Repair of deck railing on downstairs deck -Installation of Sunbrella awnings on frames over each window and door in downstairs -Complete re-tiling of upstairs floor in all rooms except bathroom -Replacement of windows throughout upstairs and half of downstairs -Complete installation of new upstairs kitchen, including custom cabinets, stainless steel appliances, granite countertops and a center island with installed gas 5-burner cooktop -Installation of custom mahogany built-in dresser and closet system in upstairs bedroom -Complete patching and repainting of walls -Installation of new Fujitsu mini-split air conditioners in upstairs -Repair of then-new 3-tank aerobic septic system from Hydro-action -Complete refurnishing of upstairs, including new televisions -Addition of storage units on back side of house for washer/dryer, generator, tools, etc. -Installation of generator and manual generator switches for both floors -Purchase and installation of improved hurricane shutter systems for sliding doors -New wooden service stairway built along nonvisible side of house Rentals in downstairs began in February 2020 when the major construction was finished and then the upstairs shortly thereafter. Rentals halted, however, when COVID forced a shutdown of tourism. Rentals picked up again in December 2020 and have been steady. The house has an ultraviolet whole house treatment system. The landscaping has been regularly maintained by a professional gardener since its 2010 installation. Telephone, cable TV and internet is provided by VIYA, with a separate service for each floor. The property and its rental activity are managed by an on-island property management company.
